We know about hectic schedules and time crunches when it comes to getting a Transaction Manager to coordinate your documents when you need it most. Take tedious tasks off your plate, so you can focus closing more deals.
Subto Members: All contracts and documents are included from the Subto Document Library for your transactions. We will guide you on what documents are needed when you sign up for services as we are Subto Members. If you just need a document package with no Transaction Management Service the flat fee cost is $300 for a Subject to package or you can find that at no charge in the Subto Library.
Non-Subto Members: We warmly welcome the opportunity to collaborate with wholesalers, investors, and Realtors. You can submit your own contracts that are fully ratified to use for the TC Service or see the Generic Documents below.
Generic Documents: Alternatively, you may provide your own documents for flat fee pricing as listed below, but please note that they must undergo a review process before they can be used if you are submitting a complex creative deal. If the provided format is not acceptable, we will propose the JV structure so the proper documents can be used, this is only the case if your deal is heavily complex like a Hybrid/Wrap. Please note that in specific states, we may apply a surcharge to accommodate any extra items or services. These surcharges are necessary to accommodate specific requirements and regulations unique to those states.
Subto Member Proprietary Documents: If you are not a Subto member through Pace Morby, we can only utilize these exact documents in conjunction with a Joint Venture Agreement and you have already outlined all terms with the seller. We would require a payment of 5%-10% of your assignment fee or a minimum of $2500, whichever amount is greater (paid in closing). We can then use our Subto Attorney Drafted PSA Documents plus any additional addendums in a Joint Venture Agreement or we can work with your documents with revisions to get the deal completed. If you require full deal structuring, assignment structuring and you only have a verbal from the seller the Joint Venture Fee starts at 15% of your assignment.
Rush Services: Additional $95 for 24-Hour Expedited Service. Please note that rush services are subject to availability and may not be applicable in all cases.
Loan Servicing Set-up – We will give you a referral but this is not included in any service provided.
Invitation to Investors, Unicorn Agents, & Realtors or Non-Subto Members
We extend a warm welcome to investors and realtors who are not Subto Members. separate from Pace Morby’s program. If you are a traditional realtor, you are free to utilize your state-specific contracts. Similarly, as an investor, you have the option to provide your own contracts. (Realtors – We are not taking files from California).
Our fees are based on the type of documents we are managing or the complexity of the file. All files should be already fully executed with all signatures when opening a new file, unless you are using our Contract Write Up Services for Investors. Document preparation for contracts is not available for Realtors.
Licensed Real Estate Agents do not require any fee to get started if the file is FHA/VA/CONV and not a creative file. With the exception that Multi-family, duplexes, etc. these will require a 50% fee to get started on the file.
